FAQ
Frequently asked questions
What is a broker price opinion?
A broker price opinion (BPO) is a licensed real estate broker's written opinion of a property's probable selling price, supported by comparable sales and active listings.
What is the difference between a BPO and an appraisal?
An appraisal is prepared by a licensed or certified appraiser under USPAP and is required for most mortgage lending. A BPO is prepared by a licensed broker, costs less and is delivered faster. A BPO is not an appraisal and cannot be used where an appraisal is required by law.
How much does a BPO cost in Puerto Rico?
We quote a flat fee up front based on property type, location and whether an interior viewing is needed. Ask for a quote with the property address.
How long does a BPO take?
Turnaround is quoted with the fee and depends on property type, access and available comparable data. Exterior BPOs are faster than interior ones.
Who uses broker price opinions?
Owners deciding whether and at what price to sell, heirs and executors settling an estate, partners and spouses dividing property, investors reviewing a portfolio, buyers checking an asking price, and lenders and servicers monitoring collateral or REO.
Do you do BPOs on commercial property?
Yes. We prepare BPOs on residential, condominium, multifamily, commercial and land parcels across Puerto Rico.
